Guide
The primary property journey
Buying a new home straight from a developer is a journey with many hand-offs. Here is a general outline of the stages.
- 01
Enquiry & site visit
The buyer discovers a project, contacts the sales team and visits the show unit or marketing gallery.
- 02
Reservation
The buyer chooses a unit and reserves it, typically with a booking fee. Popular launches may use a priority queue number (NUP).
- 03
Payment scheme
The buyer picks a payment method: cash, instalments to the developer, or bank financing (KPR for landed homes, KPA for apartments).
- 04
Sale and purchase agreement
For property still under construction, a binding agreement such as a PPJB is commonly signed between buyer and developer.
- 05
Construction & payments
Instalments or mortgage disbursements follow the agreed schedule while the project is built.
- 06
Handover & title
The unit is handed over (serah terima). The deed of sale (AJB) is signed before an authorised land deed official (PPAT), and the title is processed.
Where things slow down
Each stage involves different parties: the sales team, the developer’s admin and finance staff, banks, notaries and the buyer. Much of the friction comes from keeping everyone up to date. That is exactly the problem REase’s unified channel was designed to address.
